MEMBERS PRESENT: Peter Conner, Wendy Longo, Patrick Mulvey-Welsh, William Sims, Robert Richard, and Michael Main.
Mr. Conner called the meeting to order and explained the procedures for the evening.
Case No. 3300 – Upland Realty Trust – Industrial Park Road
Sitting: Wendy Longo, Patrick Mulvey-Welsh, William Sims, Robert Richard, and Peter Conner.
Mr. Richard read the legal advertisement into the record.
Mr. Shaw, Associated Engineers, representing the petitioner reviewed the site. The land is behind the Registry of Motor Vehicles building. Approximately 75,000 cubic yards of gravel will be excavated. The trucks will not travel past residential neighborhood. The West Plymouth Steering Committee voted favorably for the project with suggested conditions for a bond for repair of the roads and that truck trips be limited to 40 trips per day.

Case No. 3301 – Gerry Olson – Meadow Park Road

Mr. Richard read the legal advertisement into the record.
Attorney Delaney, representing the petitioner, reviewed the entire South Meadow Road area. The site consists of 5.2 acres. The site sits approximately 400’ in from South Meadow Road. The building will be 500’ long, 186’ wide and 61’ high. The building will be used as a sport’s complex for athletic and field events. The building cover will be green fabric. Eighty feet of the building will be devoted to office space the other 420’ will be used for field events. The golf driving range requires the 61’ in height. The Planning staff commented that the site is ideal for this use. The building won’t be seen because of the height of the trees. The request for the reduction in parking may not be necessary. The number of spaces is
determined by the Board of Appeals. The petitioner is providing 132 parking spaces. If the same ratio is used for this petition that was used for the Sport’s Dome only 75 spaces would be required.
Mr. Sims asked the petitioner what assurances the Board would have that the track would be built and that the building will not just be used for golf.
Mr. Olson replied that the project will be built as described.

Case No. 3302 – Waterhouse, LLC – Crow’s Way

Mr. Richard read the legal advertisement into the record.
Mrs. Longo made a motion to continue Case No. 3302 to September 21, 2005 at 7:30 p.m.
Mr. Sims seconded.
Unanimously continued.
VOTES:
Case No. 3300 – Upland Realty Trust – Industrial Park Road
Mr. Mulvey-Welsh made a motion to approve Case No. 3300 with conditions.
Mr. Richard seconded.
Unanimously granted.
Case No. 3301 – Gerry Olson – Meadow Park Road
Mr. Sims made a motion to approve Case No. 3301 with conditions.
Mrs. Longo seconded.
Denied 3-2 Mr. Richard and Mr. Conner opposed.
Mrs. Longo made a motion to reconsider with additional conditions.
A long discussion ensued regarding the 61’ height opposed to the 60’ originally requested.
Mr. Sims made a motion to approve Case No. 3301 with the additional condition that the height on the peak of the building not exceed 60’.
Mr. Mulvey-Welsh seconded.
Granted 4-1 Mr. Conner opposed.
No further business came before the Board.
